There are many activities that can sell a home and they all fall into one of two categories: passive and active.

The Passive Approach

The passive approach includes dated techniques like print advertising, open houses and brokers opens, basically sitting around with your fingers crossed waiting for a buyer to show up and buy your home.  Agents who employ this approach will tell you they have sold many homes this way and you know what? We agree.  It is possible to sell a home with passive activities but it is not duplicatable and you can’t guarantee it.

According to the National Association of REALTORS®, the most common complaint of sellers is lack of communication with their agent.  When you list your home with the De Raedt Team, your agent will be accessible to you though our fully-staffed office during business hours and on their personal cell phones at all times.

While you’re active on the market, your agent will personally call you every Thursday with a summary of your showing feedback and market updates.  If homes are selling in your neighborhood, we want it to be yours and telling you the truth about your competition and price is a crucial marketing tool for achieving these results.

Our full-time Listing Coordinator and Transaction Manager will be in contact regularly to answer all of you questions and keep you closely informed throughout the process of selling your home.  All phone conversations with you and other parties to your transaction are documented in a detailed communication log in your file.

Expert Advice

We advise our sellers on basic staging principles and offer helpful tips and tricks to ensure your photos showcase the best features and benefits of your home. We virtually stage vacant properties to help buyers better visualize the potential and purpose of the most important rooms. Professional Photography

According to the National Association of REALTORS®, 92% of buyers use the internet when shopping for a home so it is critical that your property makes a memorable first impression. There is nothing that turns buyers away faster than amateur, poor quality pictures or no pictures on a listing. We hire a professional photographer to shoot every listing we sell.  Here is a real example showing what a significant difference our professional photography can make.



High-End Materials

We work locally with a professional marketing company to design and print custom materials for your property.  Marketing packages may include full-bleed color brochures, postcards printed on 12 pt. cover stock or other pieces specific to your home.  We recently sold a historic home in North Arlington and produced a 30 page presentation package compiling the owner’s personal records of photographs and articles dating back to 1864.  For another seller, we created custom signs to place throughout their home highlighting the dates and details of each recent renovation for prospective buyers.  Here are a few examples of our high-end, high-impact marketing materials.
